Acquired by a local family in 2022 - Handel’s Ice Cream has been a staple in the York, PA community for decades.
Being the family’s first operating business, cohesive was retained as a management consultant to oversee the acquisition, operational transition, the implementation of modern processes, and overall asset management with the goal of business growth.
In the past year, cohesive has created and implemented a comprehensive business plan, inclusive of: revamped process and operational guides, marketing and content development strategy, refined hiring methodologies and metrics, technology enabled sales expansion, and a host of other strategic adjustments based on industry best practice.
The result? 15% Revenue Growth (in just one year), an expanded and more diverse team (with higher wages and stronger training), and overwhelming customer satisfaction from the York community. Retained on an on-going basis, cohesive will continue to provide Handel’s with invaluable expertise to continue propelling this local small business toward its goals and full potential.

Development Consulting
Acquired by local investors in 2020 - 55 North Queen Street is a 4,500 SF, 4-Unit property on York, PA’s historic Queen Street corridor.
Acquired at the beginning of the COVID-19 pandemic, cohesive was engaged as a development consultant, with the task of formulating an optimal redevelopment strategy for the historic asset.
Over the two-year hold period, cohesive implemented strategic improvements to the property, creatively navigated the financial markets during the pandemic, created a strategic partnership with a local property management company, and instituted a community focused leasing strategies with local partners Lime House Realty.
The result? After the two-year redevelopment period investors were able exit their ownership interest in the asset realizing a 2.67 equity multiple on their capital. This exit strategy was optimized without raising rents or displacing legacy residents. The property was sold to another community investor with the goal of further improving the property for a long-term hold strategy.
